Are You Ready For Some Football? Buffalo Wing Hummus

It’s that time of year again!  The football season has started and leaves us with many, many questions.  What shall I serve for my tailgating/football party?

I am originally from Upstate New York and so Buffalo Wings are in our DNA. There is only one proper way to serve them! Hot sauce, un-breaded and  dipped in blue cheese of course!

This hummus dish is a classic take on the original. I found the recipe online and of course began playing with it! I hope you enjoy!

INGREDIENTS:

  • 2 (15-ounce) cans chickpeas, drained and rinsed
  • 5 cloves garlic, peeled
  • 1/4 cup water (or 2 tablespoons water + 2 tablespoons olive oil)
  • 1/4 cup tahini
  • (optional) 1/4 cup crumbled blue cheese
  • 4-8 tablespoons hot sauce*, to taste  (I like Franks Hot sauce)
  • 2 Tablespoons freshly-squeezed lemon juice (fresh is best!)
  • 1.5 teaspoons smoked paprika
  • 1 teaspoon ground cumin
  • 1/2 teaspoon salt
  • 1/4 teaspoon freshly-ground black pepper

DIRECTIONS:

Add all ingredients to a food processor or blender.  Pulse until combined.  Taste, and add more hot sauce to taste, if desired.  This recipe tastes better if you let the flavors combine in the refrigerator for 30 minutes or so. I like to drizzle a little chili oil or plain olive oil on top just before I serve it. Then add crumbled blue cheese or blue cheese dressing with crumbles in it!

Serve with your tortilla chips, crackers, pita bread, carrots and celery!

I recently read that a kitchen remodel should take 6 to 9 months to plan. 6-9 MONTHS?!   Really?  Well, after reading a little further I now understand why.  Proper preparation not only takes time but it also reduces your stress long term. Homeowners like to change their mind!  You won’t be tempted to change your mind during construction and create change orders, which will inflate construction costs and hurt your return on investment.

1. Plan, Plan, Plan.  What is important in your kitchen? Space? Storage? Environmentally friendly materials?  Pick out your materials prior to starting the remodel process.  You will save time and money. Schedule the work to be done carefully!  If you want your project completed by the holidays, don’t start it on November 1st! It should begin no later than September 1st.

2. Be Quality Conscious.   Functionality and Durability are a priority in any kitchen. Don’t be tempted to buy a product just because it’s less expensive.  Sometimes it is on sale for a reason.

3. Appliances.  You may want that commercial range and oven but will you really use it? Look for appliances that are functional, durable and built by brands you trust.  Look at consumer reviews and don’t forget to check out Consumer Reports!

4. The importance of Lighting.  Lighting is the most overlooked item in any room and it is very important.  What are you trying to accomplish in your kitchen? Do you need to create ambiance? Is it a darker kitchen and you need to add light? Do you have any design flaws that would affect the lighting?

After all of the lighting, you have to navigate the bulbs! Yikes!

5. Don’t Be Afraid To Hire A Professional.  I know there are a lot of DIY shows on TV and they make it look easy.  It’s not.  There are always surprises to any remodel project.  Just acknowledge it will happen, breath deeply and smile.  It will look beautiful in the end.

New Federal Guidelines on Replacing Hot Water Heaters!

Are you familiar with the new mandates regarding the replacement of hot water heaters?

 

The Department of Energy has made changes over the last 10 years in an effort to save energy and promote clean air.  Hot water heaters will increase in size  as a result and some modifications may be required in order to install them such as adding an electrical outlet, changing gas features, etc.

A Seller’s Guide To Navigating The Home Inspection.

There are two ways a home inspection comes into play when selling your home.

Option 1: You, the Seller, order a pre listing inspection and repair the “hot list” before you list the property for sale. Why would a seller do this?  Knowledge is power! It gives the seller a leg up in the negotiation process.  The repairs are not an “unknown” to the buyer so they will feel more confident submitting their offer.

In Arizona, there is a section of the contract that is called “Non Working WARRANTED items.”  What does this mean?  There are certain items in your house that the seller is required by contract to repair IF the buyer tells you they are broken. (Section 5A, Page 4) These include: heating/AC, electrical, plumbing, mechanical items/systems, (including those associated with pool systems), and built in or stand alone appliances. Yikes! As a seller, I would want these systems inspected and if necessary repaired before I list my house for sale and go through the emotions of selling.

Option 2: Wait for an offer and hope the inspection report doesn’t scare away the buyer!  Buyers are nervous.  They are making the biggest investment of their lives and if there are a lot of items on the inspection report they begin to question the value of the home.  Did they offer too much? Is it going to be a lemon? Will the repairs be expensive?  For every $200 a buyer has to spend, they deduct $1000 off of their perceived value of your home.

Selling a home can be very stressful.  But pre planning can reduce a lot of your stress and aggravation. Try to remember, this is a business transaction and it is not personal.  Keep a clear head and distance yourself from the outcome.  Don’t forget to listen to your real estate professional!
